Below are a few commonly asked questions...
1. How can I help to avoid delays?
Contact Pellys LLP as soon as you decide to put your property on the market.
2. How does that help?
You may have paperwork or copy documents relating to your property which can help us to anticipate potential problems,
sources of delay and deal with these at an early stage.
3. What kind of problems might arise?
Your property may be (and many are) subject to a restriction which means that the consent of the original builder or
an adjoining land owner is required BEFORE it is extended or altered. If your property has been extended or altered in any
way it will be necessary to produce the written consent of the builder or land owner. AS WELL AS any necessary planning and
building regulation consents and completion certificates.
4. What are the potential consequences of contacting you later on?
There is a greater likelihood of delays that can cause a great deal of stress, financial, loss of your buyer or the property
you wanted to buy. Further, you may have to pay for an indemnity policy if you do not have all the necessary consents.
5. Will contacting Pellys LLP earlier cost me anything extra?
No, you can contact us and meet us free of charge. We will explain the process to you and help you to be as ready as you
can be to sell but not charge you anything unless you find a buyer.
6. Why do Pellys LLP ask for identification from clients?
The government has introduced measures to make it more difficult for criminals to make and keep money from their crimes and
to confiscate proceeds of crime. For this reason there are compulsory checks which solicitors have to make of their clients.
Being asked for identification does not mean you are under suspicion.
